When the red clay under a slab shrinks in drought or washes out from poor drainage, the slab loses even support and settles: interior slab cracks, a garage floor dropping away from the wall, and exterior concrete like driveways, patios, walkways, and pool decks tilting or cracking. Left alone, a settling slab racks the walls above it and the cracks widen every wet-dry season.
The fix depends on what is moving. For a settled house slab we carry the load to stable soil with piers, and for sunken exterior concrete we lift and re-level it. Either way the goal is the same: solid support underneath and water directed away.
Replacing sunken concrete is expensive and slow. In most cases lifting and stabilizing it costs less and is done in a day.
